A small town with a surprisingly deep selection. Homes here run the full range, and the mountains are always part of the view. According to Zillow, the average home price in Girdwood was about $683,000 in 2025.

Every kind of home

Buying in Girdwood costs roughly 15% to 25% more than a comparable home in Anchorage, but then Anchorage does not sit at the base of a ski resort. What you get is a neighborhood where a hand-built cabin can share a street with a modern chalet and a luxury log home, each one framed by spruce forest and the slopes of Alyeska.

Renting is a different story

Finding a place to rent full time can be a challenge. Rents run higher than Anchorage, driven by home prices and low inventory, and much of what looks available is not truly on the long-term market.

Many of the condos are owned by Anchorage residents who use them through the winter ski season and then rent them to visitors in the summer, which keeps year-round options tight.

Part of the Municipality of Anchorage

Girdwood is part of the Municipality of Anchorage, so residents pay property tax to the MOA for city services and schools. It is a small mountain town with the backing of a city, about 40 miles down Turnagain Arm from Anchorage itself.
